How to Maintain Your Roof

Some homeowners are reluctant to spend time and/or money on regular roof maintenance, considering this to be unnecessary and a waste of resources. However, your roof is a significant investment which you want to last as long as possible. Clearly a small investment in proper maintenance of your roof will be far less costly than replacing it. Here are four key recommendations for effective, long-term maintenance of your new roof:

  • Keep your rain gutters clear. Regularly cleaning of gutters regularly is essential to to ensure that rain water drains properly from the rooftop. A simple method is to use a leaf blower to clear your gutters, then use a water hose to rinse away remaining dirt.
  • Keep your roof free of debris. Particularly if you have huge trees over-hanging or shading your home you will find that twigs, leaves, acorns and other organic debris will quickly accumulate on your roof. Obviously this makes your home appear unattractive and messy, but more significantly, this material forms a natural dam that retains water on the roof. This can weaken roof materials, leading to damage and leaking. Prevent this by cleaning your roof on a regular basis, using a leaf blower and broom to remove unsightly damaging debris.
  • Replace or repair damaged shingles promptly. Not infrequently, shingles curl up or become warped. This can lead to leakage and damage to adjoining shingles. Fortunately shingles become quite flexible when the weather is hot, so this is a good time to press warped or curled shingles back into shape. In cold weather, you can use an electric hair dryer to warm and soften a shingle so you can smooth it to its original shape. Shingles that cannot be repaired should be replaced as soon as possible to prevent further damage.
  • Thoroughly clean your roof on a regular basis. Regular roof cleaning is extremely important if you wish to keep your brand new roof free from dirt and grime and looking new. Depending on your environment and location you may need to do this annually, or you may be able to schedule every other year or so. You can buy good-quality roof cleaning solution at any home improvement supply store. An ordinary garden insecticide sprayer works well to wash the surface of your roof. Alternatively you may use a pressure washer, but be sure it is set at the lowest pressure setting to prevent damage. Follow the instructions of the cleaning product’s manufacturer to apply and rinse.
